Asphalt shingles may be the least expensive and most popular roofing option, but they’re not the most durable. A standard three-tab asphalt shingle roof will last around 15-20 years on average. If you want to go longer between roof replacements, consider the following materials, ranked by their longevity, shortest to longest.



4. Wood shakes



Wood shakes typically last around 25 years if they’re well maintained but they will need to be chemically retreated from time to time to keep them fire- and pest-resistant.



3. Metal roofing



A properly installed and well-maintained metal roof can last 30 to 50 years and perhaps longer. They eventually fail when panels bend and fasteners and sealants began to let water in.



2. Clay tile



Original clay tile roofs can still be seen on the missions in California but typically they’ll last around 100 years. Their only weakness is a tendency to crack on impacts so avoid walking on a tile roof at all cost.


1. Slate roof



Slate roofs are made of natural stone. They’re extremely heavy so many homes can’t bear their weight, but if you have the money to pay for it, your home will never need another roof. Slate roofs can last hundreds of years.
